Sellers in Livermore Are Getting FullPrice. In One ZIP, That's New.

Robin Young · every number checked

If you've been sitting on a Livermore listing you keep putting off, the question you're probably asking is simple: do I still have to come down off my price to get a deal done? Right now, the answer across Livermore is no.

Over the twelve weeks ending October 11, 2026, homes across both Livermore ZIP codes sold at a median of 100% of asking price, up from 99.1% the same window a year earlier. That is a real move, not a rounding blip. Sellers are not leaving money on the table to get a buyer to the table.

Look at the ZIP covering the 94550 side of Livermore and the shift is sharper. Sellers there also reached 100% of asking price this period, up from 99.2% a year earlier. That ZIP also saw its median days on market for sold homes fall to 39 days, down from 49 days the same window a year earlier. Fewer concessions and a faster sale are not two separate stories here. They are the same story: buyers are moving with more urgency to win a home, and sellers are feeling it in both the timeline and the final number.

Twelve weeks ending October 11, 2026

The other Livermore ZIP, covering the 94551 side, tells a more complicated version of the same thing. Sellers there are also getting 100% of asking price this period, and the average sale-to-list ratio there climbed by about 1.2 percentage points. But the median sold price in that ZIP fell about 4% over the same comparison. That is the part worth sitting with: homes there are fetching less money, while sellers are conceding less to close the deal. Pricing power and price level are not the same thing, and this period they are pulling in different directions on that side of town.

What does that actually look like on a Saturday? In the 94550 area, a seller who lists at a realistic number is seeing faster offers and closer-to-ask results than they would have seen a year ago. There is less daylight in the negotiation, and less time sitting on the market waiting for the right buyer to show up. On the 94551 side, the negotiation is just as tight, but the number buyers are willing to pay has come down from where it sat last year. A seller there may close quickly and near asking, and still walk away with less than they expected based on last year's prices.

What would change this read is whether sale-to-list holds through the next period or snaps back. One strong move over twelve weeks is a real signal, especially backed by the kind of sample size and statistical consistency this one has. But a single window is still a single window. If the next report shows sale-to-list in 94550 sliding back toward where it sat a year ago, this would read as a temporary tightening rather than a durable shift in how much room buyers and sellers have to negotiate.
